November 12th : Chestnut Village
During this game, I was teamed up with Nina, Archimella and Léa. We were to play against the team lead by José Miguel.
When we prepared the negotiations, we tried to figure out the interests and position of everyone in our team. For me, as the VP for construction management, the quality of the construction as well as the budget were very important (quality coming first), and I really did not want to have to interfere with the contractors' workers. After reading everything, we figured that one of the main concerns was security, so we agreed that we would tell the neighbors a fence would be arriving within a week, and that during this week we would hire security guards to stay on the site 24/7, and that we would also place lights all around the site so that everybody could see where it started and where it stopped. Then, we decided that we would offer them access to to swimming pool and tennis court with a 10% discount, and that we would also offer a discount on the apartments in construction for those who wanted to invest.
When the negotiations started, we greeted the neighbors and asked them to introduce themselves. I asked all of them if they had been living in the neighborhood for a long time, if they had children, etc. Then we introduced ourselves. They asked us why we were having this meeting, what we were willing to do for them. I asked them what they wanted out of this meeting, that if they expressed what they really wanted it would be much simpler for all of us.
They all started expressing their personal problems (a crack in a wall, the taxi driver who couldn't sleep anymore, the dentist's daughter who wouldn't get out of the house because she was afraid of the workers, etc.) and they didn't budge on the necessity of building a new entrance to the site on the other site of the neighborhood.
We took a little strategy break and when we came back we told them that yes, we would build a new road and some parking spots if they were willing to form a syndicate, as José had told us, and to ask for subventions to buy the land where we would have to build the road ; we also added that if we were to do that, they had to sign a non-disclosure agreement with a specific condition specifying that they wouldn't say negative things about us in the press. They started expressing all their personal concerns again, so we kept on asking them if we could agree on that proposition or not in order to move forward from a strong basis.
They took a break, and when they got back they were still reluctant, so we asked and asked again, re-explained that if they could pay for 50% of the land with the subventions we would pay the other 50%, and we would build the road. They finally agreed, we shook hands, and immediately after that they all started with their personal issues again.
One after the other, we told them yes : we agreed to pay for a psychologist for the dentist's daughter for 6 months if he agreed to display promotion for our construction in his practice for the time of the construction, we got the lawyer to do the same, we said we would realize a counter expertise in José's house and pay for the refection if the rack had really been caused by our work, I said that I would organize a meeting with the contractors and the workers to let them know that there would be strict behavior rules from now on, and finally we offered them a 10% discount on the sports installations.
I was quite angry and tired after this negotiation because the team we faced wasn't 'federalized' at all, they were all driven by their own interests, which made me understand quite early that we were bound to 'lose'.
